2024 Spotlight Awards – Project Entry Categories and Descriptions

***The NAIOP Spotlight Committee reserves the right to re-categorize or sub-divide entries within any given category upon receipt of entry.

Call for Nominations and Intent to Enter payments are due Friday, October 13, 2023.

  • You must be a NAIOP member to enter
  • You can enter yourself, your company or a project
  • Each Project Award entered will incur a $200 non-refundable application fee
  • All Project entries must be projects completed within the past three years in Southern Nevada (January 2021 to December 2023)
  • The Awards committee reserves the right to re-categorize a project upon receipt of entry

Office TI – This category features the construction or renovation of interior workspaces designed to meet the needs of specific users while expressing their corporate vision.  These projects involved the use of creative design elements to provide aesthetically pleasing professional office environments to facilitate efficiency and productivity for office use within an office, industrial or distribution setting. 

Retail TI – This category features the construction or renovation of interior design and construction made to a retailer's space before occupancy. These interior alterations are required for the tenant to make use of the space from both a permitting and/or business perspective. These changes can range from replacing finishes, demising walls separating adjoining suites, to custom build-outs that meet the new tenant’s business branding, strategy and usage requirements.  This can include restaurant projects.

Healthcare TI – This category features the construction or renovation of interior design for technical and/or patient needs of hospital, rehabilitation hospitals, nursing homes, medical clinics, medical office, dental or pharmacy facilities.  This can include creating spaces for MRI, nuclear cameras, patient lifts, or operating room remodels.

Industrial TI – This category features specialized interior improvements or renovations to warehouse or distribution space for an occupant’s specific use. For example, cold storage, racking system, material handling, HVAC and utilities. This does not include the office portion of an industrial building.

Hospitality TI – This category features high end interior design, construction, or renovations made to a retail space in an existing hotel/casino. These interior alterations are required for the tenant to make use of the space from both a business and tourism perspective. These changes can range from replacing finishes, demising walls separating adjoining spaces, to custom buildouts that meet the new operator’s business branding, strategy and usage requirements that coincide with the hotel/casino in which it resides. This can include restaurants/bars, social clubs, retail spaces, and leisure attractions.

#6 Redevelopment

This category features buildings with a redevelopment use. These projects/buildings include a renovation or expansion for the purpose of modernization or improvement of an existing facility resulting in a change of use. (Note: if the project use did not change, please submit under TI.)

#7 Mixed Use

This category features developments that incorporate multiple uses, including two or more of the following:  office, industrial, retail, healthcare, special use or multi-family. These developments may also have a “live/work/play” component.

#8 Retail Building

This category features a standalone retail building designed for a single tenant. (Note: if submitting a standalone restaurant, for example, please submit the exterior shell here and the interior work under Retail TI.)

#9 Industrial Building - Spec

 

This category features industrial buildings of any size, shape or use (i.e. incubator/flex, mid bay distribution, warehouse, etc.) built on general requirements designed and constructed without regard to any specific prior leasing commitments in place. For example, the building may be designed for a single tenant or six tenants varying in size from 2,4500 SF suites to 100,000 SF suite.

#10 Industrial Building – Build to Suit

This category features industrial buildings of any size, shape or use (i.e. incubator/flex, mid bay, distribution, warehouse, etc.) built on requirements for a specific tenant/end user in place.

#11 Office Building

This category features an office building intended for professional office use. The building can be any number of stories, but should feature distinctive architecture and functional designs (i.e. 2 story office, owner occupant building, building for lease, etc.).

#12 Healthcare Building

This category features healthcare buildings designed for a medical use. These buildings can serve a singular purpose or have multiple purposes, i.e. clinical space, emergency rooms, acute care, and/or surgery center. (Note: if submitting a healthcare building, for example, please submit the exterior shell here and the interior work under Healthcare TI.)

#13 Retail Center

This category features multiple buildings or multiple tenants within a single building, developed with a retail focus. This may include strip centers, suburban centers, power centers, shopping malls, etc. 

#14 Special Use

This category features facilities built for an individual client/occupant with their own unique purpose in mind, primarily owner/user buildings. These projects may have multiple components but are occupied by the same owner/user. Examples of special use projects are: IKEA, City National Arena and UFC.

#15 Industrial Park

This category features industrial developments with 3 or more buildings. (This can include for sale and/or for lease industrial parks, large distribution centers, etc.). Multi-phase developments should be submitted only after completion of final phase of development.

#16 Office Park

This category features office park developments with individual office buildings for lease or for sale. These developments feature architecturally distinctive buildings and thoughtfully planned common areas predominately for professional office users.  The office park should have 2 or more buildings.

#17 Multi-Family Project

This category features single or multiple buildings within a unified complex that contains 50 or more units. The building/complex should be owned by one party and each of the individual units are leasable/rented to tenants. The building/complex includes a leasing office, common areas/spaces and tenant amenities (i.e. pools, fitness areas, entertainment rooms, etc.). Project types within this category may include Luxury Apartments, Affordable Apartments (Low Income and HUD), Student Housing, Military Housing and Senior Housing. (Note: this category does not include condos.)
