Tenant Improvements:
Office TI
– Interior workspaces designed to meet the needs of specific users while expressing their corporate vision.  These suites involved the use of creative design elements to provide aesthetically pleasing professional office environment or utilized complex materials to facilitate efficiency and productivity within an industrial or distribution setting. 

Retail TI - Interior design and construction made to a retailer's space before occupancy. These interior alterations are required for the tenant to make use of the space from both a permitting and business perspective. These changes can range from replacing finishes, demise walls separating adjoining suites, exterior facade, to custom build-outs that meet the new tenant’s business branding, strategy and usage requirements.  Includes restaurant and hospitality projects.

Healthcare TI - Interior change to technical and patient needs of hospital, rehabilitation hospitals and nursing homes, medical clinic, medical office, dental or pharmacy facility, such as a new (MRI, nuclear camera, patient lifts, or operating room remodel).

Industrial TI – Specialized interior improvements to warehouse for tenant’s specific use. (i.e. cold storage, racking system, material handling, HVAC and utilities).  Does not include the office portion of a warehouse building.

Public Use / Government - This award recognizes a building (including tenant improvements) within the past three years that may or may not specifically be related to the commercial, industrial, or retail industry. This could be a facility for a non-profit organization, a government entity or publicly funded.

Parks & Recreation - Public or private facilities, parks or buildings primarily for the use of activities for the public or visitors including, but not limited to, the following: indoor or outdoor parks, indoor sports arenas, senior citizen community centers, sporting events centers, arenas, religious institutions or summer camp facilities.

Redevelopment - This category features buildings with a redevelopment use. These projects include a renovation or expansion for the purpose of modernization or improvement of an existing facility resulting in a change of use.

Mixed Use - This category features developments that incorporate more than one project sector and are leased out or sold for a variety of uses. These developments may also have a “live/work/play” component and may include two or more of the following uses: office, industrial, retail, healthcare, special use and multi-family. 

Retail Building - This category features a standalone retail building with a single tenant.

Industrial Building Spec - This category features industrial buildings of any size, shape or use (i.e. incubator/flex, mid bay distribution, warehouse, etc.) designed and constructed without regard to any leasing commitments in place.

Industrial Building Build to Suit - This category features industrial buildings of any size, shape or use (i.e. incubator/flex, mid bay distribution, warehouse, etc.) designed and constructed for a specific tenant’s use per a lease agreement.

Office Building - This category features an office building. The building can be any number of stories, but should feature distinctive architecture and functional designs (i.e. 2 story office, 3+ story office, etc.).

Healthcare Building - This category features healthcare buildings/medical office/hospital uses. These can serve a singular medical purpose or have multiple medical purposes, such as: clinical, emergency, surgery center, acute care for example. 

Retail Center - This category features multiple buildings or multiple tenants within a single building, developed with a retail focus. These may include strip centers, suburban centers, power centers, shopping malls, etc. 

Special Use - This category features projects/developments that are built specifically for an owner user’s exclusive and unique needs. These may have multiple components, but are occupied by the same owner/user. Examples of special use projects are: IKEA & Ainsworth.
